For The Industry, one of Southwest Florida’s newest coworking spaces, Fort delivered the largest tenant improvement in its portfolio: a 6,106 square foot buildout carried end to end, from the design of the space through the permit plans, the permitting, and the construction, all by one in-house team. The concept’s signature move, repurposed shipping containers built into the interior, sits alongside open desks and traditional private offices in a single floor plan designed for collaboration.
The challenge
Containers, indoors, and up to code
The Industry’s defining feature is also its hardest construction problem: repurposed shipping containers brought inside and turned into finished office suites within a conditioned commercial interior. Steel shipping containers were never meant to serve as occupied interior rooms, so integrating them meant reconciling their structure, their openings, and their mechanical, electrical, and life-safety service with the building around them, all while weaving in the open-desk areas and traditional private offices that fill out the rest of the 6,106 square foot floor plan.

As with every Fort tenant improvement, the design, the permit plans, the permitting, and the construction ran as one continuous scope. For a buildout this unconventional, that mattered: the team detailing how the containers would be cut open, serviced, and tied into the space was the same team that would build them, so the trickiest moves were coordinated on paper once instead of renegotiated in the field.
The outcome
Delivered ready to work
Fort delivered the completed space ready for its community of entrepreneurs and creators to move in, the largest of the tenant improvements it has built across Collier and Lee counties alongside projects for Safelite, Cru Wine, and CRAE Investment Management. From a 1,500 square foot wine room to a 6,000 square foot coworking space, the process is the same.
