When CRAE Investment Management needed a home for its operation, Fort delivered the full arc of a tenant improvement: the design of the 3,600 square foot office space, the permit plans, the permitting itself, and the construction, all under one roof and one contract, completed in 2026.

The challenge

The clock starts when the lease is signed

A tenant improvement lives and dies on its timeline. From the day a lease is signed, every week the space is not ready is a week of rent paid on an office nobody can work in. The conventional path splits the work between a design firm, a permit expediter, and a contractor, and every handoff between them is a place for the schedule to slip.

Fort ran the buildout as one continuous scope. The team that designed the space drew the permit plans, the team that drew the plans walked them through permitting, and the team that built the space had been in the conversation since the first sketch.
