The McMaster building put two kinds of life under one roof: 11,840 square feet of mixed-use space combining commercial offices with residential units. Fort provided the site development and design for the Ligonier project, one of the earliest in the portfolio’s Pennsylvania chapter.
The challenge
Two uses, two codes, one building
Mixed-use construction means designing for two occupancies at once. Offices and residences carry different code requirements for separation, egress, sound, and systems, and a building that holds both has to satisfy each without compromising the other, starting at the site plan.
Our approach
Designed for both lives at once
Fort’s site development and design resolved the building’s dual program from the beginning, planning the separations, access, and systems that let commercial tenants and residents share an address without sharing each other’s problems.
The outcome
A decade of mixed-use proof
Completed in 2015, the McMaster building is the earliest project in Fort’s public portfolio, and the mixed-use experience it represents now informs Fort’s Southwest Florida work. It sits alongside the Markosky office and YMCA expansion in the Pennsylvania years where the Master Builder model took shape.
