The Ligonier Valley YMCA expansion remains one of the largest buildings in Fort’s portfolio: 32,000 square feet of structural work, mechanical, electrical, and plumbing, and interior buildout for the community institution, with first-floor construction of a medical office for Excela Health. It is the project where Fort’s Master Builder model proved itself at scale.
The challenge
Two demanding occupancies in one expansion
A YMCA is a building of pools, gyms, and gathering spaces, each with its own structural and mechanical demands, and this expansion added a healthcare tenant to the program. Medical space carries requirements a recreation building does not, and the two had to be delivered together, to their separate standards, inside one project.
Our approach
Full-building delivery
Fort carried the structure, the full MEP package, and the interior buildout as one scope, coordinating the recreation and medical programs so each got the systems its use required. One team was answerable for a building serving two institutions.
The outcome
A community anchor, expanded
Delivered in 2016, the expansion gave the Ligonier Valley a larger YMCA and a new medical office in one building. Together with the Ligonier Camp lodge and Markosky Engineering office, it anchors the Pennsylvania chapter of Fort’s portfolio, the proving ground for the Design-Build model Fort brought to Southwest Florida.
