Prestige Marble & Granite needed a building that could do four jobs at once: a customer-facing showroom, a working warehouse for stone inventory, a mezzanine, and office space, all in 15,000 square feet on a 1.16-acre Bonita Springs site. Fort handled the entire arc in-house, from civil engineering and site design through structural and fire engineering, permitting, and construction.
The challenge
Four building types in one shell
A stone showroom is retail in the front and industrial in the back. The warehouse side has to carry the weight of slab inventory and the equipment that moves it, the showroom side has to sell a luxury finish product, and the two have to coexist under one roof with the fire separation the code demands between them. Add a mezzanine, office space, and a raw 1.16-acre site needing utility infrastructure and full site design, and the project touches nearly every discipline a commercial build can.
Our approach
Every discipline, one roof, one contract
This is the project Fort’s model was built for. The civil engineering and site design for the 1.16 acres, the utility infrastructure, the structural design, the fire wall and fire sprinkler engineering, the permit plans, and the construction itself were all carried by the same in-house team. When the structural needs of the warehouse met the design intent of the showroom, those conversations happened in one room, at the drawing stage, instead of as change orders between a separate architect, engineer, and contractor.
The outcome
Showroom open, warehouse working
The building was completed in 2024 and Prestige Marble & Granite operates there today, with the showroom, warehouse, mezzanine, and office working as one facility. From an empty 1.16-acre parcel to an operating business, every drawing and every trade ran through a single accountable team.
