Estero Motorplex is a luxury car and RV storage condominium development on five acres along Estero Parkway: 40 individually owned units across two phased buildings, totaling 76,535 square feet. Fort carried the project from raw site to finished units, with civil engineering, architectural design, permitting, and construction all handled in-house.

The challenge

Forty owners, one building program

A motor condominium is not a warehouse. Every one of the 40 units is individually owned, which means every unit has to be delivered to its buyer’s specification, with the fire separation, utilities, and structure to function as its own property inside a shared building. Add RV-scale clearances, a five-acre site needing full development with utility infrastructure, and a two-building phased program, and the coordination load between site, structure, and life-safety design is exactly where projects split across multiple firms tend to slip.

Our approach

Site, structure, and fire design in one room

Fort’s in-house team designed the site and its utility infrastructure, the buildings themselves, and the structural, fire wall, and fire sprinkler systems that make individually owned units possible, then carried the same drawings through permitting and into construction. Because the civil engineer, the designers, and the builders worked under one roof on one contract, unit separation details, site phasing, and constructability questions were resolved at the drawing stage instead of becoming change orders in the field. The two-building phasing let the first building deliver while the second advanced behind it.

The outcome

All 40 units delivered to spec

Both buildings are complete, and all 40 units were delivered to specification across the two phases. The finished units came to market at prices ranging from $600,000 to $1.2 million, a caliber of product that reflects what a single accountable team can deliver from site plan to handover.
