Real Estate Syndication

Capital and construction, under one roof.

When a project needs more capital than one owner can carry, real estate syndication pools investor equity to make it happen. Fort helps organize and participate in these structures, then designs, engineers, and builds the project with the same in-house team.

What it is

Bigger projects, shared resources.

Real estate syndication is a way for investors to pool their financial and intellectual resources and take on properties and projects larger than any one of them could afford or manage alone. Investors make equity contributions that, together with a commercial mortgage, fund the work. That capital can purchase and renovate an existing building or fund ground-up development.

Fort has experience organizing and participating in real estate investor syndication. What sets our approach apart is the team on the other side of the capital: the same people who help structure the deal design, engineer, and build the project, so the budget is grounded in real construction numbers from the start.

How it works

From pooled capital to finished building.

Pool investor capital

Multiple investors contribute equity, combined with a commercial mortgage, to fund a project none of them could carry alone.

Acquire, renovate, or build new

The pooled capital can purchase and renovate an existing property or fund ground-up construction.

Organize or participate

Fort can help organize a syndication or participate in one, depending on the project and the group at the table.

Design-build the project

The same in-house team that helps structure the deal designs, engineers, and builds it, keeping cost and construction aligned.

The Fort difference

Why syndication is stronger with a design-builder.

Most syndications hand the construction to a contractor brought in later, after the numbers are already set. When the builder is part of the structure from the start, the budget is built on real construction costs instead of estimates, and the people accountable for delivery have been at the table the whole time.

For the owner

Access to capital and a delivery team in one relationship, with a single point of accountability.

For investors

Participation in projects larger than an individual purchase, with the construction handled in-house.

Aligned numbers

Budgets grounded in real construction costs from the design-builder, not guesses from an outside bid.

Lower cost, faster delivery

Fewer handoffs between separate firms is what lets Design-Build cut cost and time across the project.

Common questions

Frequently asked.

What is real estate syndication?

It is a way for multiple investors to pool equity, alongside a commercial mortgage, to fund a real estate project larger than any of them could take on alone. The group shares in the project according to the terms of the offering.

Does Fort organize syndications, or just build the projects?

Both. Fort can help organize a syndication and can participate in one. In either case, our in-house team can design, engineer, and build the project under a single contract.

What kinds of projects suit syndication?

Commercial acquisitions paired with renovation, ground-up development, and larger income-producing or mixed-use properties across Southwest Florida.

Who can participate, and how?

Participation is offered only through definitive offering documents and is subject to applicable securities laws. Reach out about a specific opportunity, and consult your own financial and legal advisors before investing.
